  • Preparation of Site Compatibility Certificate as required under SEPP Seniors Living and preparation of a Statement of Effects for the Section 83b master plan for the proposal.
  • Preparation of and negotiations with Council and solicitors regarding a Voluntary Planning Agreement (VPA) for the proposal.
  • Coordination of all subconsultants and reviews of reports as well as review of briefs for these consultants as prepared by the client.
  • Participation in all design group meetings between the client, architects and various subconsultants as required.
  • Participation in briefing sessions with Councillors and the local community.


  • Review of existing engineering/flooding reports and analysis for the site.
  • Preparation of Digital Terrain Models (DTM) for use in flood modelling of various development scenarios.
  • Preparation of Stormwater Management Plan in support of the master plan DA for referral to the Sydney Catchment Authority.
  • Road designs including 12D modelling of the proposed development.
  • Costings of various works required or proposed to be included within the VPA.
  • Engagement of specialists flood consultants to assist with additional flood modelling.
  • All civil design elements.


  • All survey work associated with establishing site constraints including survey of each tree within the property, existing buildings and associated levels, creek line for establishment if riparian corridor and an Endangered Ecological Community (EEC) as defined by the consultant Ecologist.
  • Preparation of survey reports for all adjoining roads and drainage lines.
