} ?>Rosella Rise has been a longstanding subdivision project which ADW Johnson has provided a full service package for the client, AVJennings. Our team has been involved in the project right from the beginning and have seen it through to settlement and dwelling construction post subdivision works certificate.
Our involvement in the beginning required our town planning team to assist the client in the staging and masterplanning of the development. Development Applications were lodged to Central Coast Council and successfully granted for numerous stages within the development. In addition, our town planners successfully prepared various modifications post-consent to alter the lot layout and modify various conditions within the consent.
Our project management team have had a thorough involvement in the project to ensure that stages are delivered smoothly and in accordance with the client’s drivers and requirements. The project required estimates of development costs (EDC), construction tender reviews, works in kind agreements (WIKA), and management of subconsultants throughout the project. In addition, numerous programs were provided to ensure the project timeframes were always available and could be managed.
The project required full civil documentation including conceptual and detailed design packages. The civil design for the project required details for roads, earthworks, stormwater, water, sewer, and retaining infrastructure. Additionally, our structural team provided design details for various structures including custom stormwater pits, retaining walls, and bridging structures with full certification.
To service the residential lots to be created in the development, we were involved in the design and delivery of important infrastructure such as the upgrade of Warnervale Road and a wastewater pump station.
We have also provided superintendency and contract administration services through the construction phase of various stages within the development. This involved the assessment of progress claims, site meetings, liaising with Council and the contractor, and ensuring the smooth construction of the development in conjunction with the contractor.
Our survey team have had full involvement in the project from the start with lot definition, title searches, cadastral and detail survey, and plans of subdivision. Throughout the construction phase, work as executed surveys were conducted to ensure that practical completion of the various development stages were promptly achieved. Throughout the project, our surveyors were also required to liaise with authorities such as Council and Land Registry Services (LRS).
