Retirement Village

Provision of project management, civil engineering, structural engineering, surveying, and superintendency and contract administration services for the development of the retirement village.

Project Management

ADW Johnson provided project management for the retirement village including the management of timeframes, schedules, and subconsultants. Regular meetings and correspondence were part of the project to ensure a transparent and clear approach through the project delivery process.

Civil Engineering

Our engineers were involved in the project from concept engineering right through to construction certificate. The civil design required the engineering of earthworks, interface works, service coordination, stormwater, retaining walls, and other components. To facilitate the stormwater design, a water cycle management plan and stormwater modelling was provided to assist with the approval of the project by Council. The project required the half road reconstruction of Karalta Road which required intricate detail within the Council road reserve.

Structural Engineering

The development required a driveway for access to one of the proposed apartments. ADW Johnson provided structural certification of the driveway reinforcement, base slab, and structural details which included on-site inspections to verify the structural works.

Surveying

ADW Johnson had a significant survey-related engagement for the project which required the drafting of 88b instruments, work as executed survey, review of positive covenants and restrictions on land, linen plans, kiosk redline survey, and property boundary definition and calculations.

Superintendency & Contract Administration

Throughout the construction of the development, ADW Johnson was involved in the attendance to construction meetings, management of practical completion deadlines and targets, assessment of progress claims, responding to requests for information, and tender reviews.
