COMPETITIVE TIMEFRAMES

With over 125 staff and numerous services including urban design, planning, civil engineering, surveying and project management, we can quickly and efficiently undertake thorough Due Diligence investigations in tight timeframes.

RISK MANAGEMENT

Over 33% of our team have worked with us for 10 years or more, leading to a deep depth of knowledge at a senior level and strong relationships with developers and authorities. We have worked on countless Due Diligence investigations and understand the sensitive nature of them. We aim to manage risk whilst ensuring important opportunities are not missed.

Service Offerings

Every project and client is different, so every approach to a Due Diligence investigation should be unique. We provide our suite of services and a tailored approach to suit the needs and desired outcomes of your site.

We have an effective 3-step procedure to work through a given development opportunity to ensure the best chance at success:

We work through initial key considerations for your site to determine if development is feasible.

We conduct detailed investigations to uncover any significant risks which could jeopardise future development based on analysis of the site and its constraints.

We provide you with a comprehensive package including a detailed report, opinion of probable costs, and a risk/opportunity analysis. The insight we provide will enable you to make an informed decision for your development.

Our Due Diligence offerings can include any, or all, of the below:

  • Constraints mapping
  • Survey title and DP review
  • Initial urban design and masterplanning
  • Indicative NDA/NSA/yield analysis
  • Planning legislation review and advice
  • Opinion of Probable Cost (OPC) and conceptual engineering design
  • Indicative development program
  • Risk/opportunities assessment

Our comprehensive knowledge and understanding of complex processes allow us to craft detailed development programs to provide confidence that key milestones can be achieved. We work with our clients to update these as the project timeline progresses.

Our project programs are tailored for the intended audience – an effective timeframe summary can sometimes be more beneficial than a 100-line Gantt chart! We get it!

The ability to communicate effectively is often the difference between a quick outcome or a prolonged one. Our team are confident,  respectful, and understand how critical it is to form relationships with key stakeholders.

We regularly train our team in public speaking, along with chairing internal meetings, listening to different points of view and then expressing their own point of view in a respectful manner.

Our team can represent your project confidently and professionally to all key stakeholders, whether internal PCG meetings, Government agencies/authorities, wider project teams, or community presentations.

Our team can build a feasibility model to indicate future development performance. We have developed our own in-house system to present information on market sales pricing/rates in areas and we can reach out to agents to source further sales information and future pricing estimates – this is often useful when we are seeking to create new places in areas with scarcely available market data.

Our team have experience in sitting down with clients and thoroughly analysing their feasibility model to ensure costs are appropriately allocated and cash flows align with the intended staging and program.

Our team have exposure to a wide range of varying developments across multiple Local Government Areas. We have a detailed understanding of development costs and how they vary geographically.

We work with our clients to establish development budgets early in a project’s life and then update them as the project is delivered, ensuring that any movements in professional and authority fees, contributions/levies, construction costs and market pricing are captured.

Our team can also manage subconsultant invoicing for projects, ensuring that budgets are reflective of actual costs and forecast expenditure is as accurate as possible.

Sometimes things don’t go as planned, a better opportunity comes along or the company moves in a new direction – nothing in life is certain! During these times, we work with clients to develop an exit strategy and often, due to our extensive network, look to find a buyer to take over the site.

We understand the sensitive nature of these times and work with our client and purchasers to provide information and respond to questions as required.
