Lattitude One is an Over-55s Active Lifestyle Estate located within Anna Bay just south of Nelsons Bay. The development comprises 270 residential dwellings, pool and gym facilities, cafe, bar and cinema facilities.

Due Diligence
A due diligence report was prepared prior to the purchase of the site which included an assessment of Town Planning, Engineering site constraints and opportunities and Estimated Development Costs
Project Management
Development Application advice, monitor civil development program and budget, Council and servicing authority liaison, internal and external servicing strategies and management of civil tendering, management of all subconsultants. Superintendency of all civil construction. Manage Approval to Operate application and satisfy Development Consent.
Town Planning
Prepare State of Environmental Effect and lodge Development Application including preparation of site plan and rehabilitation plan
Review relevant legislation including State Environmental Planning Policies, Local Environmental Plan (LEP) and Development Control Plan (DCP) to ascertain subdivision potential
Council liaison in gaining all approvals associated with the development.
Multiple consent modifications to increase site yield and change community facilities.
Lodge rezoning application for adjacent site.
Engineering
Bulk earthworks design and remediation
All residential civil designs relating to roads and stormwater drainage
Design RMS intersection upgrade and access road at the entry into the development
