The development has extensive infrastructure contributions to the nearby neighbourhood including playing fields, road and intersection upgrades, sewer and water upgrades, and open space.
ADW Johnson has been engaged as the principal consultant on the Sophia Waters project since 2016. We have been thoroughly involved from urban masterplanning and inception right through to construction and the registration of lots. Our full service package has ensured that the highest quality housing product is delivered to Allam Property Group to achieve an outstanding community in the local region.

Our management of the project takes full consideration of what is required to navigate through planning, construction, and registration whilst ensuring that a high quality product is delivered in-line with Allam Property Group’s vision for Sophia Waters.

ADW Johnson has achieved funding through Council’s S7.11 contributions and Hunter Waters CAF schemes.
As part of the project, our team initially assisted with the masterplanning and layout of the development. All of the disciplines that ADW Johnson offers were involved during the due diligence phase to ensure that the project was on the right path from the start. Our team continues to work alongside Allam Property Group on the development masterplan and budget from concept through to physical delivery and settlement.
The surveying team for Sophia Waters has been involved comprehensively with the provision of detail and contour surveys, sales plans, titling and deposited plans, resolving restrictions on existing titles, work as executed surveys, and more.
Civil and structural engineering services have ensured that the Sophia Waters project delivers the high quality housing product with all associated infrastructure to support turnkey dwellings and land only sites. Our design and documentation has covered the following:
Throughout the project, we have provided routine watermain design and inspections to satisfy Hunter Water quality assurance requirements.
Through the construction phase of the various stages, our superintendents have managed the relevant civil works packages and contracts from tender phase right through to practical completion and subdivision works certificate. This has allowed us to see the project through to construction and look back on the full timeline of the project.
