Warner Industrial Park

Warner Industrial Park is an employment development located in the Wyong Employment Zone in which 50+ lots have been developed in close proximity to the M1 freeway. The development provides much needed land zoned for appropriate industrial use to facilitate employment opportunities in the Warnervale area.

Our Contribution

The Warner Industrial Park is a state significant development which ADW Johnson has provided essential consultancy services for since 2019. We have assisted Winarch Capital in delivery high quality industrial land with associated infrastructure to benefit the local region through the provision of town planning, project management, civil and structural engineering, superintendency and contract administration, and surveying services.

Town Planning

Our involvement in the project was brought up after the project had received a project approval from State Government. Our involvement initially involved town planning advise on modifications to the Project Approval for a staged delivery of the development. Further to these modifications, our town planning team provided a review of environmental factors (REF) for various elements of the project.

Civil and Structural Engineering

In addition to the civil and structural design for 50+ staged industrial lots, our civil and structural engineers provided detailed civil design documentation for infrastructure works such as:

  • a 30m clear span bridge over Buttonderry Creek
  • a large concrete roundabout
  • a wastewater pump station servicing the immediate development and upstream land
  • a DN300 watermain to service land adjacent to the M1 motorway
  • an intersection upgrade to Hue Hue Road

Superintendency

Throughout the staged delivery of the industrial park, our superintendents have successfully managed and supervised the construction contracts for the development during the construction phase. Our involvement has ensured that the development has met tight approval timeframes and the delivery of the development has been successful even under adverse rainfall conditions and numerous obstacles.

Surveyors

Our surveyors have been involved in the project from initial boundary definition, cadastral survey and detail survey through to plans of subdivision and work as executed survey..

ADWJ’s team have helped Winarch Capital to deliver Warners Business Park, at Jilliby. The project presented considerable challenges with significant lead in infrastructure (water, sewer, electricity and road connections) and considerable quantities of earthworks undertaken in challenging rainy periods. The multidisciplinary ADWJ team provided a one stop shop for the core survey, design and delivery requirements of the project over a three year period.

The Project required interactions with local government and state authorities, a core advantage to the project was ADWJ’s existing relationships with these stakeholders, who respected ADWJ’s approach and ideas during the project.
